An Identification Survey (or “ident”) establishes the area, improvements and structures of a land. Improvements might include renovations and additions to the land such as, retaining walls, carports, fences, secondary dwellings etc. The Identification Survey includes information like the distance of structures to boundaries, location of easements and covenants, and any encroachments on your land. An Identification Survey can only be prepared and signed by a Registered Surveyor.

As a pre-requisite for sale (or lease), NSW Land Services’ Registered Land Surveyors have helped thousands of buyers and sellers ensure that their Land Title correlates with their property. NSW property developers are also required to have an Identification Survey in order to obtain an Occupation Certificate from a building certifier or local council.

The Process
  1. Discuss purpose and scope of Identification Survey to determine cost estimate
  2. Conduct calculations from registered Deposited Plans
  3. Visit site and perform field Identification Survey
  4. Draft Identification Survey 
  5. Check and sign-off on Identification Survey (by Registered Surveyor)
  6. Release Identification Survey in electronic PDF format
